Best Places to Live in Mauritius for Expats

The best places to live in Mauritius for expats depend on what you need close by, because the areas differ most on four things you can measure: the drive to Port Louis, the schools within reach, the climate and the rent. Moka, Ebène and Quatre Bornes are 12, 13 and 15 minutes from the capital by free-flow drive, and each has six of the ten schools we timed within about 20 minutes. The Mauritius Meteorological Services (MMS) record about 781 mm of rain a year in the west against about 1,996 mm in the centre. Where we read more than five online listings on 28 October 2026, the typical asking rent for a 3 to 4-bed house ran from Rs 85,000 to Rs 120,000 a month, on the north coast and around Tamarin and Black River.

Written for people choosing where to settle before they arrive, this guide sets the north coast, the west coast, the centre with the capital, and the south and east side by side on setting, drive times, schools, climate and rents. If you would rather start from your own priorities, the where to live in Mauritius quiz narrows the choice, and the figures here let you check what it suggests.

Start from what you need

  • Shortest drive to Port Louis: Moka at 12 minutes, Ebène at 13 and Quatre Bornes at 15, then Grand Baie and Trou aux Biches at 20.
  • Shortest drive to the airport: Mahébourg at 11 minutes and Blue Bay at 14, then Curepipe at 22 and Floréal at 24.
  • Most schools within about 20 minutes: seven of the ten we timed at Curepipe and Floréal, six at Moka, Ebène and Quatre Bornes, and none at Le Morne or Bel Ombre.
  • Least rain: the west, with 781 mm a year against 1,349 to 1,996 mm in the other four regions.
  • Coolest air: the centre, with an average January daytime high of 27.6°C against 28.8 to 31.1°C elsewhere.
  • Beach: Wikipedia describes a 2 km white-sand beach shaded by casuarinas at Trou aux Biches and a public white-sand beach at Flic en Flac among the island’s longest.
  • Lower asking rent: the north coast. Of the three zones with more than five online house listings read on 28 October 2026, a 3 to 4-bed house was typically advertised at Rs 85,000 to Rs 90,000 a month in the two northern zones, against Rs 120,000 at Tamarin and Black River.

How we measured

Drive times come from OpenStreetMap data routed with OSRM, the Open Source Routing Machine. They are free-flow times, worked out without traffic, from a point on the map in each area to the centre of Port Louis and to Sir Seewoosagur Ramgoolam International Airport. Peak-hour drives are longer, and we have no figure for them. School times are the same kind of figure, for the ten schools in the schools table below; other schools exist that we did not time.

Districts and settings come from Wikipedia, or from OpenStreetMap where Wikipedia has no page for the place. Rents are asking rents in online property listings we read on 28 October 2026, for long lets. Typical means the median of the asking rents we found, with the number of listings beside each figure; five or fewer is indicative only. Neighbouring areas are pooled into zones, so one rent can span several table rows; the rest of the north coast means Trou aux Biches, Mont Choisy, Pointe aux Cannoniers and Pointe aux Piments. An asking rent is not an agreed rent.

Climate by region

The MMS publishes a climate table for each of five regions and names a representative station for each, shown below. Summer, from November to April, is warm and humid; winter, from June to September, is cooler and drier. Mean annual rainfall for the island is 2,010 mm, and 67% of it falls in summer. The figures are MMS averages for 1971 to 2000, with annual rain added up from the monthly means.

Region (station)January daytime high (°C)July daytime high (°C)Lowest monthly average night low (°C)Rain a year (mm)
Centre (Vacoas)27.621.815.11,996
West (Medine)30.425.817.0781
North (Pamplemousses)31.125.716.11,349
East (Fuel)28.823.717.01,962
South (Plaisance)29.824.217.81,723

The west is much the driest: its 781 mm is under half the centre’s and the east’s. Each station stands for a whole region, so the figures describe regions, not single towns; the table has no Port Louis station, and we give no climate figure for the capital. For the summer ahead, the MMS outlook dated 27 October 2026 expects above-normal temperatures, with daytime maxima that may reach around 36°C along the western coasts on certain days, and below-normal rainfall.

North coast

Wikipedia places Grand Baie, a coastal village, in the Rivière du Rempart district, with its western part in Pamplemousses, and describes Trou aux Biches, in Pamplemousses, as a small town. OpenStreetMap puts Pereybère in Rivière du Rempart and Mont Choisy and Pointe aux Cannoniers in Pamplemousses. All five areas are 20 to 24 minutes from Port Louis and 53 to 56 from the airport. The MMS north region has 1,349 mm of rain a year and, at 31.1°C, the highest January daytime high of the five regions.

West coast

Wikipedia and OpenStreetMap put all five west coast areas in the Black River district; in the table, Black River means Grande Rivière Noire and La Preneuse. Wikipedia describes Tamarin as an old fishing village turned residential area and moderate holiday resort, popular with surfers, and Flic en Flac as a seaside village with a reef-protected lagoon. OpenStreetMap places La Gaulette and Le Morne in the south-west, and Wikipedia adds that Le Morne Brabant, a 556 m basalt monolith, is a UNESCO World Heritage site. Tamarin, Black River and Flic en Flac are 29 to 37 minutes from Port Louis and 43 to 52 from the airport, while La Gaulette and Le Morne are 46 and 52 minutes from the capital. Of the five MMS regions, the west has the least rain, at 781 mm a year.

Centre and capital

On OpenStreetMap, Moka, Ebène, Floréal, Curepipe and Quatre Bornes sit inland, and Port Louis, the capital, is on the north-west coast. Wikipedia describes Moka as a village mainly in the Moka district, Ebène as a suburb of Quatre Bornes promoted as an IT hub (Ébène Cybercity) and Port Louis as the main harbour and the financial and political centre. It places Curepipe, on the Central Plateau, and Quatre Bornes mainly in Plaines Wilhems, and OpenStreetMap puts Ebène and Floréal there too. Drives to Port Louis run from 12 minutes at Moka to 23 at Curepipe, and to the airport from 22 at Curepipe to 31 at Moka. The MMS centre region is the coolest and, with the east, the wettest; it has 1,996 mm of rain a year.

South and east

Wikipedia describes Mahébourg as the main town of the Grand Port district, on the south-east coast, and puts Bel Ombre, a village, in the Savanne district, in the south. OpenStreetMap places Blue Bay in Grand Port. Mahébourg is the closest area to the airport at 11 minutes, Blue Bay is 14, and both are 43 to 46 minutes from Port Louis. Bel Ombre is 62 minutes from Port Louis, the longest drive of any area here, and 47 from the airport. Savannah International School is the only timed school within 20 minutes of Mahébourg or Blue Bay, and none of the ten is within 30 minutes of Bel Ombre. Rain averages 1,723 mm a year in the MMS south region and 1,962 mm in the east.

Rents beyond the house figure

In the same online listings, the ranges behind the house figures are wide: Rs 38,000 to Rs 160,000 at Grand Baie and Pereybère, Rs 55,000 to Rs 350,000 on the rest of the north coast (the top figure is a single listing) and Rs 75,000 to Rs 250,000 at Tamarin and Black River. For a 2-bed apartment the typical asking rent was Rs 42,500 on the rest of the north coast (8 listings) and at Flic en Flac (6). Too few listings to rely on: Rs 70,000 at Grand Baie and Pereybère (3), Rs 55,000 at Tamarin and Black River (4) and Rs 55,000 at Moka and Ebène (3). A 3-bed apartment’s typical asking rent was Rs 61,000 at Flic en Flac (18 listings), Rs 77,500 at Grand Baie and Pereybère (8), Rs 79,000 at Tamarin and Black River (7) and Rs 134,000 on the rest of the north coast (14), above that zone’s house figure.

Floréal and Curepipe had a single 2-bed apartment advert, at Rs 32,500 (indicative only). We found no 2-bed apartment at Quatre Bornes and no listing for Le Morne or Bel Ombre. At Blue Bay the only result was a would-be tenant’s advert.

Treat all of this as a rough guide, not a quote for a particular home. The sources differ widely, and some samples are small: house medians at Grand Baie and Pereybère were Rs 87,500 (10 listings) from one source and Rs 160,000 (4) from another, and at Tamarin and Black River Rs 95,000 (2), Rs 120,000 (3) and Rs 150,000 (7) from three. We pooled every source without removing duplicates, so one home can appear twice, and on one portal the median advert was about three months old. Eleven listings gave no property type and are left out; most were 3 to 4-bed homes at Tamarin and Black River asking Rs 115,000 to Rs 175,000, which would lift that zone’s house figure if they are houses.

Our guide to renting in Mauritius covers leases and the costs around them, and the cost of living guide covers everyday spending.

What these figures leave out

We have not rated any area for safety. The UK Foreign, Commonwealth and Development Office (FCDO) travel advice, updated 19 October 2026, says petty crime is common, particularly in tourist areas such as Port Louis, Grand Baie and Flic en Flac, and Is Mauritius safe? goes through the FCDO advice on crime and other risks.

Tip: Shortlist two areas from different regions and spend a week in each before you sign a lease. Our figures say nothing about noise, parking, a landlord or the feel of a street.

Narrowing the shortlist

Run the where to live in Mauritius quiz with your own priorities, then check each area it suggests against the tables above.

Frequently asked questions

What is the best area to live in Mauritius?

There is no single best area, because the areas lead on different measures. Moka, Ebène and Quatre Bornes have the shortest free-flow drives to Port Louis, at 12, 13 and 15 minutes, while the west is the driest region and the centre the coolest. Decide whether commute, schools, climate or budget matters most, then compare areas on that measure.

How much does it cost to rent a house in Mauritius?

In the online listings we read on 28 October 2026, the typical asking rent for a 3 to 4-bed house or villa was Rs 90,000 a month at Grand Baie and Pereybère (15 listings), Rs 85,000 on the rest of the north coast (11) and Rs 120,000 at Tamarin and Black River (12). Elsewhere there were five listings or fewer, or none, so any figure is indicative only.

Which areas have schools within about 20 minutes of driving?

Of the ten schools we timed, Curepipe and Floréal have seven within about 20 minutes by free-flow drive, Moka, Ebène and Quatre Bornes six, and Port Louis five. Everywhere else has two or fewer, and Le Morne and Bel Ombre have none.
